The NSW planning system provides three main development pathways depending on the type and specifics of the development you wish to undertake. These pathways are:
Exempt Development means no approval is required if your development meets a set of specific criteria. The exempt development pathway may be suitable for you if you are looking to build a deck, garden shed, carport or similar small scale development. Complying Development is a fast track approval process that can be obtained either through your local Council or an accredited Private Certifier. Whilst the complying development approval pathway is faster than obtaining a Development Application, your development will need to meet a specific set of requirements that cannot be varied. A Development Application is a type of development consent that can only be obtained by submitting an application to your local Council. As rules and regulations differ between Council's, engaging a Town Planner to assist you in preparing and lodging your application can expedite the process as we know what Council assessment staff are looking for.
At a minimum, a DA needs to be accompanied by an application form, a Statement of Environmental Effects and architectural plans. Depending on the type of development and your site, additional documents or reports may be required. These include site surveys, bushfire reports, BASIX Certificates, contamination reports and more. We can assist in sourcing these specialist reports from the relevant professionals if needed.
Engaging a Town Planner to prepare your Statement of Environmental Effects is integral to achieving a faster approval.
